Portfolio business case

Region Group: a solar canopy portfolio across your centres

Region has committed to net zero Scope 1 and 2 by FY30 and is already rolling out solar across the portfolio to get there. Canyon's canopies extend that into the car park, adding generation and lifting asset value at the same time. We screened Region's centres for large, flat, sealed car parks, then drew and priced three of them to scale, so this is a real look at what a canopy programme across the portfolio does.

The interest is already in your centres. Retailers keep raising solar with us, and because the natural site is the car park, the decision comes back to the landlord to enable. Region is the one party that can act on it, once across the portfolio rather than store by store.

What the canopy does for the asset

Lifts asset value and rating

A solar canopy is hard, disclosable infrastructure. It strengthens each centre's NABERS and sustainability position and gives Region a real Scope 2 lever for its climate reporting.

A revenue line, not just a cost

Generation on site offsets common-area load (mall lighting, HVAC, car park) and feeds the embedded networks Region already runs, on-selling power to the anchor tenants, with EV-charging revenue as demand grows.

Shade that lifts the centre

Covered parking is a visible shopper amenity: protection from sun, heat and hail, a better arrival, and support for dwell time, foot traffic and tenant retention. Across regional QLD and NSW, that shade matters.

A platform, not just panels

The same structure also carries LED lighting, security and CCTV, and is battery-ready for demand management. None of that is in the prices above, and none of it needs a separate build; the canopy is engineered to take it.

Built for Region's own targets

Region has committed to net zero Scope 1 and 2 emissions by FY30, to be met through operational decarbonisation with no carbon credits, and has set a FY26 milestone of 25 MW of onsite solar installed, in design or in construction. On-site generation is the most direct lever for that pathway, and it is one Region already runs, from the first array at Griffin Plaza to solar across the portfolio, on-sold to tenants through embedded networks.

The limit on rooftop solar is roof space, and much of it is already committed. The car park is where the next tranche of onsite generation lives. A canopy programme adds capacity that counts directly toward the FY26 solar target and the FY30 net zero commitment, on land Region already owns, and it stands up as hard, reportable infrastructure as Region moves to mandatory ASRS climate reporting from FY27.

Three centres, drawn and priced

These are not desktop guesses. Each canopy below was drawn to scale on the centre's actual car park and priced through our engine. Figures are preliminary, ex-GST, subject to site assessment. Across just these three: 3.3 MWp, about 4.8 GWh a year generated on site, for roughly $6.8M of base scope.

Proven with the retailers in your centres

Canyon Solar factory-builds solar canopies that turn large car parks into on-site power generation and shade. We have delivered them for Woolworths, across six sites, and for IGA, AstraZeneca and CSIRO. The canopy below sits over an IGA supermarket car park, the same kind of anchor that trades across Region's portfolio.

The Grand Canyon

For the main lots, the standout design is the Grand Canyon: a continuous, full-coverage canopy with no gaps over the driving lanes. It gives the highest solar density in our range and a clean roofline that makes the car park look like a designed part of the centre, not an afterthought.

Beyond the three above, we desktop-sized the wider shortlist from each centre's GLA. Together the 15 centres represent roughly 10.8 MWp and $24-29M of indicative solar canopy, a programme that can be staged centre by centre.

Any centre, in minutes

The three centres above took minutes each. We can do the same for any site in the portfolio, live: draw the canopy to scale on the car park, size it, and price it while you watch. We can also run the full economics on your own inputs, whatever tariff, self-consumption, finance structure or target return Region wants to test, so the numbers reflect how you assess an investment rather than our assumptions.

How to proceed

Own it (CAPEX)

Region holds the canopies and all the generation, on a 30-year design life, staged centre by centre across the portfolio.

Hardware as a service (OPEX)

$0 upfront. A service agreement arranged through an independent finance partner; Region keeps the generation and pays from the savings and revenue.

Every canopy is engineered, factory-built and installed by the team that has delivered 16 projects across three states.

A short working session to confirm the priority centres, validate the layouts on the actual title boundaries, and firm the tariff, common-area load and revenue assumptions with Region's real figures.
